You will probably do okay here selecting bathroom hardware and doors, but what about site excavation and preparation, slab insulation and slabs, footings and the foundation? Plus there are usually many issues with subcontractors, who may or may not show or do their work properly. One-time house builders cannot hope to get quality subcontractors. The quality subcontractors are already working with the professional builders. Will you know if the subcontractors are doing work as prescibed in the building plan? Local customs often seem contrary to common sense. However, if they are the local customs, you have to adapt to them (if you happen to discover them in time). It helps if you are part of "The good ole' boy" system. This isn't a corrupt group; it is a group of people that have developed relationships and are willing to go the extra mile for each other. Being part of this group can certainly smooth the way. Hiring and supervising subcontractors may be your biggest ordeal. Many quality subcontractors will not even bid on your project. Others will bid high, knowing you are a one-shot deal. Consider there are about 30 different trades you will need to interview, and get several interviews from each trade. This in itself accounts for many phone calls and meetings. Then after they are hired, you hope they show. One subcontractor not showing, or a couple of days lost to rain, can throw off your entire production schedule. Everyone has to be rescheduled. Some of your subcontractors may have conflicting work scheduled and compound the scheduling problems with more no-shows. It is a snowball effect with problems growing with each delay. You will need lots of time and savvy to weave your way through the permit processes, hire architects, engineers and subcontractors, and deal with the myriad of small details necessary from start to finish. Interviewing and hiring subcontractors, scheduling and overseeing their work, assuring materials arrive in a timely manner, and refereeing disputes will be your life for the next year. You will need flexibility to be on the building site at least two hours a day. If it rains or a subcontractor no-shows, all future scheduling may need rescheduling!

Also, financial institutions do not give construction loans unless you use a professional general contractor.
