It pays to have the design done by an architect. You will get more complete designs than if you used a draftsman or other means. Often it pays to have the builder (that's me, I hope) work with the architect.  Many times I am able to suggest considerable cost-saving ideas that do not take from the quality of your house, but will save you a lot of money.  Using a builder with many years of experience pays off.
